Rockwall County Housing Market Update: What September 2026 Means for Buyers and Sellers
“What’s the market doing?” is a question we hear often. The answer depends on where you’re looking, what you’re buying or selling, and how the property compares with the competition.
September’s Rockwall County housing numbers give us a useful starting point. Buyers have options, sellers are competing for attention, and pricing continues to matter. But the countywide figures only tell part of the story.

A Higher Average Price Doesn’t Mean Every Home Gained Value
September’s average sales price increased to $600,102 from August’s $538,000. That’s a noticeable change, but it doesn’t tell us that individual home values increased by the same amount.
The average depends on which homes closed during the month. A larger share of luxury, custom, lakefront, or acreage properties can push the countywide average upward.
If you’re wondering what your own home is worth, the more useful questions are: What have comparable homes sold for? What can buyers choose from right now? How does your home compare in condition, updates, location, and lot?
Those answers give us a much clearer picture than a countywide average alone.
Buyers Have Choices—and Still Need a Plan
With 1,161 homes for sale and 6 months of inventory, September’s figures suggest a market near balance overall. Buyers have opportunities to compare homes and consider their options.
That doesn’t mean every seller will accept a lower offer. A home that offers the right combination of price, condition, and location can still attract strong interest.
We help buyers look at the full picture: recent comparable sales, competing properties, condition, time on market, and the terms of an offer. Sometimes there’s room to negotiate on price. Other times, closing costs, repairs, or timing may matter more.
What Does 92.2% of Original List Price Mean?
This is an important distinction: September’s closed sales averaged 92.2% of their original list price, not necessarily their final asking price.
For example, a home might enter the market at one price, have a reduction, and then sell close to its revised asking price. The original-list-price figure reflects the difference from where it started.
It does not mean buyers routinely negotiated a 7.8% discount when they made an offer.
For sellers, the takeaway is to give initial pricing careful attention. Starting higher doesn’t guarantee a better result, and watching market feedback remains important after the listing goes live.
Sellers Need to Understand Their Current Competition
Homes that sold in September spent an average of 67 days on the market. Your home could sell faster or take longer depending on its price range, neighborhood, condition, and competition.
Before listing, we look at the homes a buyer might consider alongside yours. In some areas, that includes new construction and builder incentives. In others, lot size, renovations, outdoor living, or lake access may be more important.
Preparation matters, too, but it doesn’t always require a renovation. We help sellers decide which repairs and presentation changes are worth considering before spending money.
Once the home is listed, we continue reviewing showings, feedback, and competing inventory with you.
Your Neighborhood Matters More Than the County Average
A downtown Rockwall home, a custom property in Heath, a newer home in Fate, and an acreage property in McLendon-Chisholm may appeal to buyers for very different reasons.
That’s why we use the countywide report for context, then narrow the analysis to the homes and locations relevant to your plans.
